Context and challenge

Launch

Luiz Althoff Lançamentos is a well-known real estate developer in the state of Santa Catarina, Brazil, with more than 30 years in the market and hundreds of properties delivered.

Challenge

The company needed to modernize how it managed new developments and its relationship with brokers and clients. The process was decentralized, with information scattered across spreadsheets and disconnected systems, causing rework, lost opportunities, and poor data visibility.

Behind the operation

  • No centralized view of developments, making it hard to understand what was happening in each project.
  • Difficulty tracking unit status, especially amid price changes, reservations, sales, and availability.
  • Important information scattered across the operation, making it harder to track interactions and make confident decisions.

On the front line

  • Too much time spent finding the ideal apartment, given the different features, prices, and availability of each unit.
  • Difficulty presenting developments clearly and attractively, especially when clients need to take in a lot of information at once.
  • Lack of context about each client, making it harder to understand their interests and deliver truly personalized service.

Buying journey

  • Too many optionscan make choosing a property confusing and exhausting.
  • Difficulty comparing the properties presentedand understanding which ones truly fit their profile.
  • Interests and preferences can get lost along the way, making the decision harder to make.

Challenge

The real estate company had no centralized place to manage its developments, nor a structured way to connect brokers and clients. The process was disorganized, relied on improvised workarounds, and offered no dedicated experience for the end client at the most critical moment: the buying decision.

Process

Discovery

I mapped every active repository and aligned expectations with leadership, outlining strategic proposals and possible operational impacts to define a clear product goal.

User research

I conducted interviews with real estate brokers and with people who had gone through the experience of searching for a new development. Having both perspectives was essential to establish a real before-and-after benchmark for the product.

Benchmark

I analyzed the market to identify patterns and opportunities. Similar products exist, but the client wanted something exclusive, not a whitelabel solution. That opened room for bolder design decisions.

Definition and planning

Together with my manager and stakeholders, I aligned scope, priorities, and expectations, making sure design decisions stayed connected to business goals.

Information architecture

I built the structure from scratch to solve three systems in one: development management, broker management, and the end client's experience with their favorite properties.

UI and prototyping

I created high-fidelity Figma prototypes for all three user profiles' journeys. The product improved with every presentation. The standout feature was sun orientation: the end client views the property's floor plan, sees where the sun comes from, and uses a slider to change the season, understanding exactly how sunlight will behave in their future home.

Expected impact

32%

reduction in the time brokers spend presenting properties.

29%

of brokers reported an improved sales process.

33%

increase in clients served per day.

28%

better accuracy in end clients' property choices.

Solutions

No centralized view of developments

We built an overview of the operation, bringing key development and service indicators together in a single environment. This lets the team quickly grasp the current picture and track the operation's performance.

Difficulty tracking unit status

Launch started recording the history of each unit, allowing price changes and status updates — such as availability, reservation, and sale — to be tracked. Each unit now has its own traceable history.
